The portfolio-wide average across all unit types is approximately $1,620 per month. That number includes efficiencies at the low end and larger two-bedroom units near the beach at the high end.
One-bedroom apartments are the most common unit type in Pompano Beach and represent the bulk of our listings. If you are searching for a one-bedroom, expect to pay between $1,400 and $1,800 depending on location and unit condition.
Pompano Beach has two primary ZIP codes, and the rent difference between them is real. It comes down to one thing: proximity to the ocean.
This is the larger zone, covering everything west of the Intracoastal Waterway. It includes neighborhoods around Martin Luther King Boulevard, Hammondville Road, and the areas near Copans Road. Most of the city's affordable apartment inventory is here.
One-bedrooms in 33060 rent for $1,000 to $1,350 per month. Two-bedrooms run $1,300 to $1,650. You get better highway access (I-95 is closer), more frequent bus routes on Broward County Transit, and lower rents. The trade-off is that you are further from the beach.
This covers the area east of the Intracoastal, including the beach, the pier district, and the neighborhoods near SE 10th and SE 11th Streets. This is where you pay a premium for walkable ocean access.
One-bedrooms in 33062 range from $1,200 to $1,550. Two-bedrooms go for $1,500 to $1,850. That is roughly $150 to $250 more per month than the same unit type in 33060. The premium buys you the beach, the pier, and the restaurants along Atlantic Boulevard east.

Pompano Beach has the widest rent range because it has the most inventory in our portfolio. It also has the lowest entry point: efficiencies and studios start at $700 per month, which does not exist in Fort Lauderdale or Wilton Manors at any of our properties.
For the same budget, you will generally get a larger or better-located unit in Pompano Beach compared to the other two cities. Wilton Manors commands a slight premium due to its compact walkable downtown, and Fort Lauderdale prices reflect the wider job market access.
Rent is not random. These are the factors that determine where a specific unit falls within the ranges above.
